NOTICE OF TAX FORECLOSURE SALE Under and by virtue of an order of the District Court of Forsyth County, North Carolina, made and entered in the action entitled COUNTY OF FORSYTH vs. LINDA SANDLER and spouse, if any, and all possible heirs and assignees of LINDA SANDLER and spouse, if any, or any other person or entity claiming thereunder, et al, 13-CVD-7781, the undersigned Commissioner will on the 2nd day of December, 2019, offer for sale and sell for cash, to the last and highest bidder at public auction at the courthouse door in Forsyth County, North Carolina, Winston-Salem, North Carolina at 12:00 o'clock, noon, the following described real property, lying and being in State and County aforesaid, and more particularly described as follows: Being known and designated as Tax Block, Lot and Property 0835058 and known as 1235 Hattie Avenue, Winston-Salem, NC 27101, as shown on the map and plat of same which is recorded in Book 2937, Page 2175-2175, in the office of the Register of Deeds of Forsyth County, North Carolina, more particularly described as follows, BEGINNING at a point on the East side of Hattie Avenue, said point of beginning being 48.4 feet South of the South side of 13th Street, also being the southwest corner of Lot No. 56; running thence along the South line of Lot No. 56, S. 87 deg. 15' East 100 feet to a point, the Southwest corner of Lot No. 55; thence along the west line of Lots Nos. 57 and 59 S. 3 deg. 30' West 48.4 feet to a point, theDecember 11, 2018 northeast corner of Lot No. 62; thence along the North line of Lot No. 62, N. 87 deg. 15' W 100 feet to a point on the East side of Hattie Avenue; thence along the East side of Hattie Avene, N. 3 deg. 80' East 48.4 feet to the place of BEGINNING Parcel Identification Number: 6836-81-4398.00 The undersigned Commissioner makes no warranties in connection with this property and specifically disclaims any warranties as to title and habitability. This property is being sold as is, without opinion as to title or any other matter. This sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above described property not included in the judgment in the above-entitled cause, specifically but not limited to weed removal liens due to the City of Winston-Salem. A cash deposit of 20 percent of the successful bid will be required. In addition, the successful bidder will be required, at the time the Deed is recorded to pay for recording fees and revenue stamps assessed by the Forsyth County Register of Deeds.
